What's Coming to Pilot Point | An Aubrey Resident's Take

I’ve lived in Aubrey for over 20 years, and I’ve watched this corner of Denton County change more in the last few years than in the 15 years before that. I still remember when our little town of Aubrey got its first traffic light. So when people ask me, “What’s actually coming to Pilot Point?” I wanted to put what we know in one place, from public sources, without the rumors.

A new town center on FM 1385

On May 28, 2026, the Pilot Point City Council approved zoning for about 102 acres along FM 455 on the west side of FM 1385. The plan is a mixed-use town center, meaning shopping and homes in one place. The concept plans include:

A big-box retail store
Restaurants and fast food
A gas station
Higher-end apartments
A trail system connecting the shops and homes
No store names have been announced yet. The city said tenants are still undetermined, and the developer is hoping to attract both national and local retailers. In September, the land changed hands to Midas Investments and GC Land Partners, which tells me this is moving forward.

H-E-B owns land here, but no store is planned yet

In August 2025, H-E-B bought about 95 acres at the northeast corner of FM 1385 and Mustang Road. I know everyone wants to hear “H-E-B is coming,” but the company said there are “no immediate plans for a store at this location” and called it a long-term investment. I’m keeping my fingers crossed, and I’ll share news when there’s something official.

A new travel stop on 377

A state filing shows a new T&J Travel Center planned at 1255 S. Highway 377 in Pilot Point: about 12,900 square feet with a restaurant and outdoor seating. It was scheduled to start in June 2026 and finish in January 2027.

New neighborhoods all around us

The shopping is following the rooftops. A few of the larger communities planned near Pilot Point:

Lantern by Hillwood: 618 acres north of US 380 at FM 1385 and Friendship Road, with about 2,000 homes, neighborhood retail, parks, trails and a possible future Pilot Point ISD elementary school site.
Bryson Ranch by Centurion American: about 3,000 homes planned.
Waterside by Green Brick Partners: 586 acres.

What this means for Aubrey and Pilot Point neighbors

For those of us who’ve been here a while, it means more places to shop and eat without driving to Denton or Frisco, and new jobs close to home. It also means more traffic. TxDOT is planning improvements to FM 455 and FM 1385, which will turn both into major roads over time.

If you’re thinking about buying in Aubrey, Pilot Point or anywhere along the 380 corridor, it helps to know what’s planned before you choose a neighborhood. And many buyers here qualify for down payment help without realizing it.
